1. Open awaassoft.nic.in in your browser.
2. In the top menu, click “Stakeholders” → choose “IAY/PMAYG Beneficiary”.
3. On the next page enter:
   • Your 17-digit Registration Number (printed on your sanction letter), OR
   • Click “Advanced Search” → enter State → District → Block → Panchayat → Year → name + father's name.
4. Click “Submit”. The status screen shows:
   • SECC eligibility → Verification → Sanction → 1st instalment → Foundation geo-tag → 2nd instalment → Lintel → 3rd instalment → Roof / Completion → Geo-tag final → Final instalment.
5. Each step shows a date stamp. Take a screenshot for your records.

• Ask your Panchayat Secretary / Block Development Officer (BDO) — they hold the master beneficiary list.
• Check the MIS reports at awaassoft.nic.in → Reports → Beneficiary → State-wise.
• File an RTI to the BDO asking for the full beneficiary list of your panchayat — see the section below.

1. Open pmay-urban.gov.in (new 2024 portal) — or the legacy mirror at pmaymis.gov.in.
2. Click “Search Beneficiary” in the top right.
3. Enter:
   • Name + Father's name + State (most common search), OR
   • Aadhaar number (if you opted-in for Aadhaar-based search), OR
   • Application Reference Number from your sanction letter.
4. The result shows your status across the 8 stages: Application → Verified → Sanction → 1st tranche → Construction → 2nd tranche → Final tranche → Completion + DBT.

PMAY-U 2.0 verticals (you'll be slotted into one):

• Beneficiary-Led Construction (BLC) — you own land; up to ₹2.50 lakh subsidy.
• Affordable Housing in Partnership (AHP) — government builds; you buy at subsidised rate.
• Affordable Rental Housing Complex (ARHC) — rental for migrants.
• Interest Subsidy Scheme (ISS) — CLSS-style interest subsidy on home loans up to ₹25 lakh value (rolled out under 2.0).

1. Verify SECC 2011 inclusion at secc.gov.in — type your village/ward → check your name. Most rural exclusions trace here.
2. State Permanent Wait List (SPWL) — Maharashtra, Tamil Nadu, Kerala, Telangana have post-SECC additions. Apply via your Tehsildar/BDO.
3. PMAY-U 2.0 fresh applications — applications open in 4 phases starting 1 Sept 2024. State Urban Development Authority (DUDA) accepts walk-in applications in most states.

What we hear from RTI Wiki users: Lakshmi, a 45-year-old widow in rural Andhra Pradesh, was approved for PMAY-G in 2022. By 2025 she had received only the first instalment of ₹35,000 of the ₹1.20 lakh sanctioned. Construction was stalled. She filed an RTI to BDO under §6 asking (a) instalment-wise release dates and amounts, (b) geo-tag verification status, © reason for delay in 2nd/3rd instalments, (d) officer-in-charge. Reply in 27 days revealed pending geo-tag verification (the village Patwari hadn't visited). Patwari visited within 6 days; remaining instalments released within 30 days. Total RTI cost: ₹10.

• SECC 2011 ineligibility (Gramin) — you're not in the SECC list. Most common cause for “Not Eligible”. Fix: state-specific post-SECC verification (Maharashtra Awas Yojana, TN CMAY, Kerala LIFE).
• Income exceeds threshold (Urban) — EWS ≤ ₹3 L, LIG ₹3–6 L, MIG-1 ₹6–12 L, MIG-2 ₹12–18 L. Verify on your ITR before rejecting; sometimes outdated income data is on file.
• Already own a house in any name in India (joint ownership counts) — automatic disqualification.
• Land record issue (Gramin) — you must own (or be in legal possession of) the land. Patta/khasra mismatch blocks sanction.
• Aadhaar–bank linkage missing — 2nd / 3rd instalments hold without DBT linkage. Visit branch with Aadhaar to seed.
• Geo-tag mandate — instalments freeze if Patwari/Junior Engineer hasn't uploaded foundation/lintel/roof photos via AwaasApp. Most common silent blocker.
• Beneficiary contribution unpaid — many states require ₹5,000–25,000 from the beneficiary towards toilet/electricals. Often confused with the central subsidy.
• Beneficiary list manipulation at panchayat level — fake beneficiaries inserted, real ones excluded. RTI for the full beneficiary list of your panchayat exposes it.

• MGNREGA convergence — 90 person-days of MGNREGA wages (~₹22,000–28,000) are payable for the labour component of your house construction. Most beneficiaries don't claim it. Apply at your Gram Panchayat with MGNREGA job card.
• Soak-pit / toilet under SBM — ₹12,000 from Swachh Bharat Mission for the toilet inside your PMAY-G house, separate from the ₹1.20 lakh main subsidy.
• CLSS / Interest Subsidy Scheme — apply via your bank, not via state portal. Bank submits to NHB/HUDCO. Interest subsidy is credited up-front to reduce loan principal.
• Geo-tagged photos — track your house on AwaasSoft → Reports → Photo Album. If photos are missing, your Patwari/JE hasn't uploaded — escalate.
• PMAY-G eligibility post-2018 — even if not in original SECC, members of the Awas+ list (added via 2018 survey app) are now valid beneficiaries. Check at awaassoft.
• NRC and PMAY — Aadhaar is mandatory; NRC linkage doesn't apply for PMAY.

The published SLA is 60–90 days for sanction. If your status is stuck beyond it, you have a statutory right under §6 RTI Act, 2005 to demand information from the public authority. The authority must reply within 30 days (§7(1)). Default fee is ₹10; BPL applicants pay nothing (§7(5)).

Most often no — but several states (Maharashtra Awas Yojana, TN CMAY, Kerala LIFE, Telangana Double Bedroom) have separate post-SECC mechanisms. If you were added through the Awas+ 2018 survey app, you're eligible under PMAY-G expansion. Check your status at awaassoft.nic.in.

Under PMAY-U 2.0 ISS (rolled out from 1 Sept 2024): EWS/LIG get up to 5% interest subsidy on home loans up to ₹25 lakh value, with a maximum subsidy of ₹1.80 lakh disbursed in 5 instalments over 5 years. CLSS-MIG closed in March 2022 and is not part of PMAY 2.0.

No — PMAY is for Indian residents only. NRI status disqualifies. Aadhaar-based authentication is mandatory.

File an RTI to BDO/CMO for: (a) completion certificate status, (b) final geo-tag verification report, © inspecting officer name and inspection date. Most “stuck completion” cases resolve once the final geo-tag photo is uploaded by the Patwari/JE.

No — only for new construction or upgradation of kutcha / semi-pucca to pucca. If you already have a pucca house, you're disqualified. Adding a floor or extension is not covered.

No — your PMAY record is keyed to Aadhaar number + bank account. Mobile number change doesn't affect status check, but UPI/SMS notifications won't reach the new number until you update with the bank.

Yes — PMAY mandates that the house be in the woman's name (or jointly with husband) under both Gramin and Urban. Separated women, widows, single mothers can apply directly. Father's name + age + Aadhaar required.

Yes — Aadhaar (or Aadhaar enrolment number with proof of enrolment) is mandatory under both Gramin and Urban. Without Aadhaar–bank link, DBT instalments cannot be released.

Indira Awas Yojana (IAY) was the predecessor scheme (1985–2016). PMAY-G replaced IAY on 1 April 2016 with revised guidelines: SECC-based eligibility, higher subsidy, geo-tagging, DBT, MGNREGA convergence.

File RTI to BDO under §6 for: instalment release dates, bank account credited, reason for non-receipt. 30-day mandatory reply. If money was released but didn't reach you → it's a bank/DBT issue (file complaint with bank under RBI ombudsman). If not released → it's an administrative issue (file First Appeal under §19(1) on Day 31 if PIO doesn't reply).

AwaasApp on Google Play is for field officers to upload geo-tagged photos. For citizens, the easiest mobile route is the same web portal at awaassoft.nic.in — it's mobile-responsive. Apps from third parties claiming to “check PMAY status” are unofficial — avoid sharing Aadhaar.

For Gramin: bank passbook + Aadhaar + sanction letter + geo-tagged construction photos (uploaded by Patwari). For Urban: same plus CLSS form 1B if claiming interest subsidy.
