8 common document mistakes (and how to avoid them)

  • Aadhaar not mobile-linked — biggest blocker. Update at UIDAI Seva Kendra (free) before applying. OTP can't reach you = application blocked.
  • Bank not Aadhaar-seeded — DBT silent failure. Branch visit with Aadhaar + passbook; ask for “Aadhaar seeding” + NPCI mapping.
  • Old PAN linked to old Aadhaar — if you updated Aadhaar, re-verify PAN-Aadhaar link at incometax.gov.in.
  • ITR-V unsigned — printed ITR copy must be signed. Most online ITR submissions auto-handle this; check before printing.
  • Income certificate from wrong officer — must be from Tehsildar / SDM, not Patwari. Patwari-issued income certificates are rejected.
  • Photo too old — must be within 6 months. Old photos cause verification mismatch.
  • Signature mismatch between Aadhaar and bank — visit branch with Aadhaar to update if signature has changed.
  • Land documents in joint family name — for PMAY-G you need mutation in your name (or spouse). Joint family / undivided property without your name explicitly = blocked.

After you submit — what happens next

  1. Day 0: application submitted, ARN issued.
  2. Day 1–15: digital verification (Aadhaar, PAN, income).
  3. Day 15–30: physical verification by BDO / Tehsildar / DUDA officer.
  4. Day 30–60: District CSMC / Empowered Committee approval.
  5. Day 60–90: Sanction letter issued, 1st instalment credited.

FAQ

I don't have ITR — am I disqualified from PMAY-U?

No. EWS / LIG without ITR can submit income certificate from Tehsildar, salary certificate, or employer letter. Only MIG-1/MIG-2 (₹6+ lakh) need ITR.

Aadhaar mobile not linked. Can I still apply?

Update first, then apply. UIDAI Seva Kendra updates Aadhaar mobile in 7–10 days, free. Without mobile-linked Aadhaar, OTP-based portal verification fails.

Land is in joint family name. Can I apply?

You need mutation in your name OR legally documented possession. File partition/mutation at Tehsildar; this can take 30–90 days. Without it, BLC application blocked.

I'm a tenant — can I get PMAY-U BLC?

No — BLC requires you to own the land. You can apply for AHP (subsidised purchase) or ARHC (rental subsidy) without land.

Can I submit photocopies, or originals?

My spouse died. Can I apply alone?
