1. For PMAY-G (Rural): visit awaassoft.nic.in → IAY/PMAYG Beneficiary → enter registration number OR search by Aadhaar.
2. For PMAY-U (Urban): visit pmaymis.gov.in → Search Beneficiary → name/Aadhaar/assessment ID.
3. Status shows: SECC eligibility → Verification → Sanction → 1st Instalment → Foundation → 2nd Instalment → Roof → Final Instalment → Geo-tag verified → Completion.
4. Verify your SECC 2011 inclusion at secc.gov.in — this is the eligibility base. If not in SECC, you typically can't get PMAY-G (some states have post-2011 amendments).
5. For CSMC sanctions (PMAY-U), check the District Urban Development Authority (DUDA) for project lists.
6. If status is stuck, contact your BDO (rural) or CMO/Town Planning (urban).

What we hear from RTI Wiki users: Lakshmi, a 45-year-old widow in rural Andhra Pradesh, was promised PMAY-G in 2022. By 2025, she had received only the first instalment of Rs. 35,000 of the Rs. 1.2 lakh sanctioned. Construction was stalled. She filed an RTI to BDO under §6 asking (a) instalment-wise release dates and amounts, (b) geo-tag verification status, © reason for delay in 2nd/3rd instalments, (d) officer-in-charge. Reply in 27 days revealed pending geo-tag verification (Patwari hadn't visited). Patwari visited in 6 days; remaining instalments released within 30 days.

• SECC 2011 ineligibility — you're not on the SECC list. Most common cause for “Not Eligible” status. Fix: state-specific post-SECC verification mechanisms (Maharashtra and TN have these).
• Income exceeds threshold — EWS Rs. 3 L, LIG Rs. 6 L, MIG-1 Rs. 12 L, MIG-2 Rs. 18 L. Verify ITR.
• Already own a house in any name in India (joint ownership counts). Disqualifies.
• Land record issue — for PMAY-G, you must own (or be in possession of) the land. Patta/khasra issue blocks sanction.
• Aadhaar-bank linkage missing — 2nd/3rd instalments hold without DBT linkage.
• Geo-tag mandate — without geo-tagged photos at foundation/roof/completion, instalments hold. Fix: contact Patwari/JE for inspection.
• Beneficiary list manipulation at panchayat level — fake beneficiaries inserted, real ones excluded. RTI for full beneficiary list.

• SECC additions are possible in some states post-2011 via the State Permanent Wait List (SPWL). Check with your BDO.
• Credit-Linked Subsidy Scheme (CLSS) under PMAY-U gives interest subsidy on home loans for EWS/LIG/MIG. Apply via your bank, not via state portal.
• Geo-tagged photographs are now mandatory at Foundation, Lintel, Roof — without these uploaded by your Patwari, instalments freeze. Track via AwaasSoft.
• Beneficiary contribution — many states require Rs. 5,000-25,000 from beneficiary towards toilets/electrical. Often confused with PMAY funds.
• Convergence with MGNREGA — 90 person-days of MGNREGA wages are payable for the labour component of your house construction. Many beneficiaries don't claim this.
