Quick answer. To check PMAY beneficiary status using your Aadhaar number (12 digits) in 2026: open pmayg.nic.in (or awaassoft.nic.in) → Stakeholders → IAY/PMAYG Beneficiary → Advanced Search → enter Aadhaar → click Search. The portal returns your full beneficiary record: name, photograph, sanction date, instalment status, geo-tag photos, and bank account (masked). The lookup is free, requires no login, and works for both PMAY-G (rural) and legacy IAY records (since 2016 merger). For PMAY-Urban 2.0, use pmay-urban.gov.in — it accepts name + father's name + state, but direct Aadhaar lookup on PMAY-U 2.0 is rolling out per-field (expected Q4 2026 per MoHUA roadmap).

This is the most direct method. You need only your 12-digit Aadhaar number — no registration number, no login, no OTP. The entire process takes under two minutes.

Pro tip: If you get zero results on the first try, remove the State filter and search again — your application may be registered in a different state than where you currently live.

Some beneficiaries want to cross-verify using both Aadhaar and mobile number. Here is how the two pieces of information work together on PMAY portals:

1. Aadhaar is the primary search key on pmayg.nic.in — it returns the complete beneficiary record directly.
2. Mobile number is not a searchable field on the public PMAY-G portal, but it is used for OTP verification when you log in to the PMAY-G beneficiary portal for application corrections or status updates.
3. If your mobile number is linked to your Aadhaar and your bank account, DBT instalment notifications come to that number. Verify your mobile seeding at your bank or via the UIDAI portal.

PMAY has two wings — Gramin (rural) and Urban — and they use different portals and search methods:

Many applicants — especially those who registered at a Gram Panchayat years ago — have lost or forgotten their PMAY-G registration number. The Aadhaar lookup is designed precisely for this situation.

1. You do NOT need your registration number. The Aadhaar number is a unique identifier that maps to exactly one individual's record.
2. Go to pmayg.nic.in → Stakeholders → IAY/PMAYG Beneficiary → Advanced Search.
3. Enter only your Aadhaar number (12 digits) and click Search.
4. The result shows your Registration Number in the beneficiary record — write it down for future reference.

If you or your family members have multiple PMAY applications (e.g., you applied in one state, then migrated and applied again), here's what to know:

• Each Aadhaar search returns one record. If you have applications in different states, search without the State filter to see all records linked to your Aadhaar.
• Family members each have their own Aadhaar — search each person's Aadhaar separately. There is no batch or family lookup on the portal.
• Duplicate applications — if your Aadhaar shows two records (e.g., one under IAY and one under PMAY-G after the 2016 merger), the system typically flags the duplicate. Only one house sanction is allowed per family. See IAY/PMAYG Beneficiary Status for how legacy IAY records merged with PMAY-G.
• If you suspect someone else fraudulently used your Aadhaar to apply, file an RTI for PMAY status to get full application details from the BDO office.

PMAY-G assistance is released in four instalments tied to construction milestones. The Aadhaar beneficiary search reveals exactly where you are in the payment cycle:

1. After Aadhaar search, look at the Instalment Status column in your beneficiary record.
2. Each instalment shows: Sanctioned Date, Amount, and Payment Status (Paid / Pending / Not Sanctioned).
3. Payments go via DBT (Direct Benefit Transfer) to your Aadhaar-linked bank account. Verify your bank seeding with PFMS Payment Status Check.
4. If your status shows “Sanctioned” but money hasn't arrived after 60+ days, file an RTI for PMAY instalment delay — our guide includes a sample letter.

Geo-tagging is mandatory for PMAY-G. Every beneficiary house must be geo-tagged at four construction stages — the photos are uploaded by the Gram Panchayat/Village Functionary and are visible in your Aadhaar search result.

1. After Aadhaar search, scroll to the Geo-Tag Photographs section of your beneficiary record.
2. You will see up to 4 geo-tagged photos, each with a date stamp and GPS coordinates.
3. If geo-tag photos are missing or incomplete, your instalment for that stage cannot be released. Contact your BDO / Gram Sevak to schedule the geo-tagging inspection.

Why geo-tagging matters: The Ministry of Rural Development uses geo-tags to verify that construction actually happened before releasing funds. Without them, your file is stuck.

If your Aadhaar search shows a “Rejected” or “Not Eligible” status, here are the common reasons and remedies:

1. File a grievance: Visit your BDO office with supporting documents and submit a written grievance. Keep a dated copy.

If your Aadhaar isn't linked to your PMAY-G application (common with older IAY/early-PMAY-G records), here's how to get it seeded:

1. Visit your BDO office (Block Development Officer) with your Aadhaar card and PMAY registration number (if available).
2. Submit an Aadhaar seeding request — a simple one-page form linking your Aadhaar to your PMAY-G beneficiary ID.
3. The BDO updates the AwaasSoft master database. Re-search on pmayg.nic.in after 7 working days.
4. For PMAY-Urban: Visit your Urban Local Body (ULB) / Municipal Corporation office with your Aadhaar and PMAY-U application ID.
5. Track your Aadhaar update: Use Aadhaar Update Status Check 2026 to verify UIDAI processing.
6. If BDO doesn't action your request: File an RTI asking for the status of your Aadhaar seeding request.

Tip: Always carry a photocopy of your Aadhaar and a copy of your PMAY registration receipt when visiting the BDO. Getting an acknowledgment stamp on your request copy is essential for follow-up.

If you get “No Record Found” or “No match” when searching by Aadhaar, the most common cause is that your Aadhaar is not yet linked to your PMAY record. Here's the troubleshooting checklist:

1. Aadhaar not captured at application time — many older IAY/early-PMAY-G applications (pre-2018) didn't collect Aadhaar. Solution: visit your BDO and submit an Aadhaar seeding request, then re-search after 7 days.
2. Wrong State filter — if you migrated to another state, the original application is in your home-state district. Try searching without the State filter.
3. Aadhaar linked to someone else's record — sometimes a family member's Aadhaar got linked instead of yours. File an RTI to your BDO for clarification.
4. Awaas+ data not yet synced — if you registered via the Awaas+ self-survey within the last 30 days, the master database may not have synced. Wait 30 days and re-search. Track this via Awaas+ 2 Survey Status 2026.
5. Typo in Aadhaar entry — double-check all 12 digits. A single wrong digit returns no match.

1. Open pmayg.nic.in in your browser (works on phone or laptop).
2. Click Stakeholders in the top menu.
3. Click IAY/PMAYG Beneficiary from the dropdown.
4. Click Advanced Search (next to the Submit button).
5. Enter your Aadhaar number — 12 digits, no spaces.
6. Optional: pick your State + select Year for narrower results.
7. Click Search.
8. The matching beneficiary record displays with photograph, sanction date, instalment status, and geo-tag photographs at each construction stage.

• You forgot your Registration Number — common, especially if you applied at the Gram Panchayat in person years ago.
• You have multiple applications — Aadhaar is unique per individual, so it returns only your record (Registration Number could match multiple if mis-typed).
• You want to verify a family member's status — they tell you their Aadhaar; you can pull their record without needing their registration number.
• DBT verification — the Aadhaar-linked bank account is what receives the instalment, so verifying via Aadhaar confirms the money is going to the right place.

PMAY-U 2.0 (the urban scheme launched September 2024) doesn't currently expose a direct Aadhaar-only beneficiary search. Use the standard search:

1. Open pmay-urban.gov.in.
2. Click Search Beneficiary.
3. Enter Name + Father's name + State.
4. For ISS/CLSS specifically, your bank lender (HDFC, SBI, LIC HFL) also has the disbursement status — see below.

• The portal does not display your full Aadhaar in the result — it shows masked or partial Aadhaar (xxxx-xxxx-1234 style).
• Each search is a stateless API call — your Aadhaar isn't stored on the public-facing display.
• DPDP Rules 2025 compliance — PMAY portals are public authority disclosures under §4(1)(b)(xii) RTI Act 2005, so beneficiary names are public; Aadhaar itself is not displayed in plain to the searcher.

Yes. The portal is on the .nic.in domain (Government of India), uses HTTPS, and is the official AwaasSoft system. It does not store your Aadhaar in plain in the public response — it returns the matching beneficiary record without echoing the Aadhaar back. The portal is maintained by the National Informatics Centre (NIC) under the Ministry of Rural Development.

Use your PMAY-G Registration Number instead, OR search by name (State → District → Block → Panchayat → name + father's name). Both work. See PMAY-G Beneficiary List for the name-based search method.

Yes — each person's Aadhaar lookup is a separate search. The portal doesn't have a “family search” feature. Enter each family member's 12-digit Aadhaar one at a time.

The Sanction stage is BEFORE the first instalment. Once the BDO signs off on the foundation/plinth verification (including geo-tag photo upload), the first instalment of Rs 35,000–40,000 (varies by zone) is released via DBT. Yes. The pmayg.nic.in portal is mobile-responsive. Open it in any browser (Chrome, Safari, Firefox) on your phone, follow the same steps (Stakeholders → IAY/PMAYG Beneficiary → Advanced Search → enter Aadhaar → Search). No app download is needed. The page works on 2G/3G connections as well.

“Pending” means the instalment has been sanctioned but the DBT payment has not yet been processed by the bank or PFMS (Public Financial Management System). This typically resolves within 15–30 days. If it stays pending beyond 45 days, check your bank's Aadhaar seeding status, then verify with PFMS Payment Status Check. If still unresolved, file an RTI.

Technically yes — the public portal does not require authentication, so anyone with your 12-digit Aadhaar number can search your PMAY-G beneficiary record. However, the portal only displays your name, sanction status, instalment details, and masked bank account — not your full bank details or Aadhaar. This is by design under §4(1)(b)(xii) of the RTI Act, which mandates public disclosure of beneficiary lists for government schemes funded by public money.
