The Cabinet Note dated 9 August 2024 approved PMAY 2.0 with these key changes:

  • 3 crore additional houses (1 cr urban + 2 cr rural) over 2024–2029.
  • PMAY-U 2.0 restructured into 4 verticals:
    1. Beneficiary-Led Construction (BLC) — you own land; ₹2.50 lakh subsidy in 4 instalments tied to construction stages.
    2. Affordable Housing in Partnership (AHP) — government/PPP builds; you buy at subsidised rate.
    3. Affordable Rental Housing Complex (ARHC) — rental for migrants/working women.

  2. Visit your Gram Panchayat / BDO office with Aadhaar + bank passbook + land documents.
  3. BDO verifies and adds you to the Permanent Wait List (PWL) if eligible.
  4. Wait for sanction — typically 60–90 days after PWL listing in active districts.
  5. On sanction: 1st instalment (25%) credited to your bank.

PMAY-U 2.0 application

  1. Visit pmay-urban.gov.in → “Apply Now”.
  2. Click vertical (BLC / AHP / ARHC / ISS).

I am not in SECC 2011. Can I still get PMAY-G?

Most often no — but if you were added through the Awas+ 2018 survey app, you are eligible under PMAY-G expansion. Several states (Maharashtra Awas Yojana, TN CMAY, Kerala LIFE, Telangana Double Bedroom) have separate post-SECC mechanisms.

What is the maximum income to qualify for PMAY-U 2.0?

₹18 lakh annual household income (MIG-2 cap, for ISS only). For BLC/AHP construction subsidy, the cap is ₹6 lakh (LIG ceiling). EWS (≤ ₹3 L) gets priority allotment.

No — only one PMAY per household. Joint application (in wife's name OR jointly with husband) is allowed and encouraged (mandatory for EWS/LIG).

I changed my city. Can I transfer my PMAY-U application?

Inter-city transfer is not allowed; you withdraw and re-apply. Inter-state transfer also requires fresh application.

What if my house was completed 2 years ago but no completion certificate issued?

What is the difference between IAY and PMAY-G?
