How to apply for PMAY housing: Urban vs Gramin
PMAY is two schemes, not one form. Urban 2.0 lives on pmaymis.gov.in. Gramin lives on the rural Awaas systems. Pick the portal that matches your house location before you fill anything, or the file will never appear in a status search.
PMAY Urban 2.0 vs PMAY-G: two different portals
Urban and rural files do not share a queue. A city application will not show on a village geotag screen. A village sanction will not show on pmaymis.

PMAY-U 2.0 operational guidelines describe a five-year urban mission from 1 September 2024. Four verticals sit on that mission: Beneficiary Led Construction, Affordable Housing in Partnership, Affordable Rental Housing, and Interest Subsidy Scheme. PMAY-G is the rural house programme, still live through AwaasSoft and block offices. Do not send a Gramin file to a municipal PMAY cell, or an urban file to the BDO.
Subsidy is not a right that appears because you submitted a form. Selection, inspection, geotag, and fund release each have their own gate. Amounts and income slabs change in guidelines. Read the figure on the official MIS and the sanction letter. Do not trust a WhatsApp slab.

Eligibility in plain words
Urban 2.0 and Gramin both aim at households that still need a pucca house. Confirm the current test on the portal you will use.
Typical Urban 2.0 filters you will meet on pmaymis and at the ULB:
- The house is in a notified urban area, not a village panchayat.
- The household does not already own a pucca house in India, as the guidelines define it.
- Income and family size match the vertical you chose. The portal and ULB will ask for proof. Do not invent a slab from an old CLSS flyer.
- Aadhaar of the applicant, and usually of adult family members, must seed cleanly.
- For interest subsidy, a primary lending institution must also find the loan eligible.
Typical PMAY-G filters you will meet at the Gram Panchayat and on AwaasSoft:
- The household is in a rural area.
- The family is houseless or lives in a kutcha or dilapidated house, as captured in SECC-era lists or later AwaasPlus surveys.
- Land for the house is available, or the state has a plot process for landless families.
- The name must appear on the verified beneficiary list before sanction.
An income certificate is often asked for urban verticals. It does not put you on the rural beneficiary list. Walk away from anyone who promises to “add your name tonight”.

PMAY Urban 2.0 on pmaymis
- Open pmaymis.gov.in or the Apply for PMAY-U 2.0 button on pmay-urban.gov.in.
- Read the live disclaimer. States join Urban 2.0 after they sign with MoHUA. If your city is not live, the ULB counter is the next stop, not a private app.
- Create the applicant login the MIS asks for. Use the Aadhaar-linked mobile.
- Fill household members, address, and whether you already own a pucca house.
- Pick the vertical that matches your case: own construction (BLC), partnership project (AHP), rental (ARH), or interest subsidy (ISS) through a bank.
- Upload the documents the screen lists. Keep file sizes within the portal limit.
- Note the application or registration number. Screenshot every success page.
- Visit the ULB or the listed facilitation camp if the MIS says field verification is pending.
- For ISS, also ask the bank or housing-finance company for the subsidy claim number. Old CLSS-era tracking still sits on pmayuclap.gov.in for legacy loans. New ISS files follow the 2.0 MIS and the lender.

PMAY-G and AwaasPlus
- Ask the Gram Panchayat whether your household is already on the PMAY-G beneficiary list.
- Search public beneficiary views from pmayg.dord.gov.in and linked AwaasSoft / reporting pages such as rhreporting.nic.in using the search the state actually publishes.
- If you are missing, ask how AwaasPlus survey works in your block this year. AwaasPlus is the extra-survey route, not a private website.
- Keep Aadhaar, bank passbook, and the existing kutcha-house location ready for geo-tag teams.
- After sanction, construction is checked in stages with geo-tagged photos. The next instalment waits on that photo, not on a phone call to a tout.
- Track each instalment on the same rural MIS. Do not start a fresh urban application to “unstick” a village file.
PMAY status check after you apply
Use the same family of sites you applied on.
- Urban: login on pmaymis.gov.in with the number you saved. ULB staff can see a back-office status you cannot. Ask for a print.
- Gramin: beneficiary ID, registration number, or name search on the PMAY-G / AwaasSoft views your state uses.
- Bank subsidy: written status from the branch plus whatever tracker the lender names.

- Using a neighbour's Aadhaar to “get in the list”.
