How much subsidy do I get under the PMAY-U Interest Subsidy Scheme (ISS)?

Under PMAY-U 2.0 ISS (for loans sanctioned on or after 1 September 2024): households with annual income up to ₹9 lakh, taking a home loan up to ₹25 lakh for a house valued up to ₹35 lakh, get a 4% interest subsidy on the first ₹8 lakh of the loan — maximum benefit ₹1.80 lakh, paid in 5 yearly instalments into the loan account. The old CLSS closed (CLSS-MIG in March 2022) and is not part of PMAY-U 2.0.

Can NRIs get PMAY?

No — PMAY targets resident Indian households without a pucca house. Aadhaar-based authentication is required for DBT, which effectively excludes non-resident applicants.

What if my house was completed 2 years ago but no completion certificate issued?

File an RTI to the BDO for: (a) completion certificate status, (b) final geo-tag verification report, © inspecting officer designation and inspection date. Most “stuck completion” cases resolve once the final geo-tag photo is uploaded by the field functionary.

Can I get PMAY for an extension to an existing house?

No — PMAY-G funds new construction or upgradation of kutcha / semi-pucca houses to pucca. If you already have a pucca house, you're disqualified. Adding a floor or extension is not covered.

I changed my Aadhaar mobile number. Does it affect PMAY status?

No — your PMAY record is keyed to your registration, Aadhaar and bank account. A mobile number change doesn't affect the status check, but SMS notifications won't reach the new number until you update it with your bank and the Panchayat records.

Can a woman head-of-family apply alone if her husband is alive but separated?

Yes — PMAY encourages the house to be in the woman's name (or jointly) under both Gramin and Urban. Separated women, widows and single mothers can apply directly with their own identity documents.

Is Aadhaar mandatory for PMAY?

Yes — Aadhaar (or an Aadhaar enrolment number with proof) is required under both Gramin and Urban, and the Aadhaar–bank link is what releases the DBT instalments.

What is the difference between PMAY-G and IAY?

Indira Awas Yojana (IAY) was the predecessor scheme (1985–2016). PMAY-G replaced IAY from 1 April 2016 with revised rules: SECC-based eligibility, higher assistance, geo-tagging, DBT, MGNREGA convergence. My status shows "Sanctioned" but I haven't received money for 6 months. What now?

File an RTI to the BDO under §6 for: instalment release dates, the bank account credited, and the reason for non-receipt. 30-day mandatory reply under §7(1). If money was released but didn't reach you → it's a bank/DBT issue (complain to the bank, then the RBI Ombudsman). If not released → it's administrative (file a First Appeal under §19(1) on Day 31 if the PIO doesn't reply).

Can I check status from a mobile app?

The field apps (AwaasApp / Awaas+ survey apps) are for officials and surveyors — the Awaas+ 2024 app (launched 17-09-2024) is how new households get surveyed onto the wait list. For citizens, the easiest mobile route is the same web portal — it is mobile-responsive. Third-party “PMAY status” apps are unofficial — never share your Aadhaar with them.

What documents prove my eligibility for the next instalment?

For Gramin: bank passbook + Aadhaar + sanction letter + geo-tagged construction photos (uploaded by the field functionary). For Urban ISS claims, your bank handles the subsidy paperwork against your loan account. See PMAY documents required for the full checklist.

I'm a senior citizen 70+. Do I get PMAY priority?

PMAY-G eligibility is list-based (SECC 2011 / Awaas+), not age-based, though states may prioritise vulnerable households in their wait-list ordering — ask your BDO how your state sequences the list. Separately, every 70+ citizen is eligible for Ayushman Bharat ₹5 lakh free hospital cover since October 2024.

What is the difference between PMAY-G and PMAY-U 2.0?

PMAY-G is for rural households (SECC/Awaas+ eligible, ₹1.20 lakh DBT, geo-tagging, no bank loan). PMAY-U 2.0 is for urban EWS/LIG/MIG families (income-based, 4 verticals including ISS interest subsidy on home loans, ₹2.25 lakh central share for BLC/AHP). You cannot apply for both. How long does PMAY-G sanction take after application?

In practice, 60–90 days from eligibility verification to sanction order. Construction completion typically takes 12–18 months from the 1st instalment. If your sanction hasn't moved in 90+ days, file an RTI — see RTI — PMAY application stuck.

My PMAY-G instalment is stuck. What should I do?

First check your geo-tag status at awaassoft.pmayg.dord.gov.in. The most common cause is a missing geo-tag photo at the corresponding construction stage. File a written request to your BDO; if no action in 15 days, file an RTI asking for instalment dates, geo-tag status, and the officer-in-charge. Can I appeal if my PMAY application is rejected?
