Telangana land records — Dharani to Bhu Bharati (2026)

• Dharani (2020-2025) — the integrated land-records portal of the older regime: RoR (Record of Rights), mutation on registration, crop entries, one platform for 33 districts. It stopped being the operative counter when the law beneath it changed.
• The new law — the Telangana Bhu Bharati (Record of Rights in Land) Act, 2025 (Act 1 of 2025, assented January 2025) replaces the earlier record-of-rights framework; its text is on the state law department's site.
• The new portal — bhubharati.telangana.gov.in is the Revenue Department's official portal: information services, application status, eChallan and transactional services including mutation as “application for succession”. • Certified RoR for court and bank use — through the Tahsildar/VRO chain, on application with the survey number and fee; the portal printout is informational.
• Name, extent or survey-number corrections — application to the Tahsildar with the primary record (pahani, Sethwar, sale deed); corrections flow through the revenue divisional officer for sign-off in contested cases.
• Mutation after purchase — apply on the portal where live; registration now links to the record system, so the mutation follows the registered deed rather than a separate visit.
• Inheritance/succession — the transactional service for recorded succession; where family partition is disputed, the civil route decides and the record follows the decree.

Revenue officers are public authorities — the RTI route fits cleanly:

• Searching Dharani-era links and concluding records are “lost” — check Bhu Bharati or the Tahsildar before panicking.
• Portal fee assumed zero — the old Dharani-era free mutation is not a promise under the new Act; the payment screen shows the applicable fee before you pay.
• Re-survey disputes — where the digital re-survey changed extents, the objection window runs through the revenue chain; file it before the record hardens.
• Aggregator sites charging for “Telangana land records” — the official portal and Mee-Seva are the only counters; an aggregator printout is worthless before a bank or court.
• Old pattadar passbooks — check on the portal what your new record shows; discrepancies belong in a correction application now, not at sale time.
