PMAY is two schemes, not one form. Urban 2.0 lives on pmaymis.gov.in. Gramin lives on the rural Awaas systems. Pick the portal that matches your house location before you fill anything, or the file will never appear in a status search.
Urban and rural files do not share a queue. A city application will not show on a village geotag screen. A village sanction will not show on pmaymis.

PMAY-U 2.0 operational guidelines describe a five-year urban mission from 1 September 2024. Four verticals sit on that mission: Beneficiary Led Construction, Affordable Housing in Partnership, Affordable Rental Housing, and Interest Subsidy Scheme. PMAY-G is the rural house programme, still live through AwaasSoft and block offices. Do not send a Gramin file to a municipal PMAY cell, or an urban file to the BDO.
Subsidy is not a right that appears because you submitted a form. Selection, inspection, geotag, and fund release each have their own gate. Amounts and income slabs change in guidelines. Read the figure on the official MIS and the sanction letter. Do not trust a WhatsApp slab.
Urban 2.0 and Gramin both aim at households that still need a pucca house. Confirm the current test on the portal you will use.

An income certificate is often asked for urban verticals. It does not put you on the rural beneficiary list. Walk away from anyone who promises to “add your name tonight”.

Illustrative scenario: a census-town household files on pmaymis, then keeps visiting the BDO because a neighbour got a PMAY-G instalment. The urban file is with the ULB PIO, not the BDO.
Choose Urban 2.0 or Gramin first. Use pmaymis.gov.in for the city mission. Use the PMAY-G / AwaasSoft / AwaasPlus route for a village house. Save the registration number.

PMAY-G is rural, run by the Ministry of Rural Development, with panchayat and block checks. PMAY Urban is a city ULB file. The portals do not substitute for each other.
AwaasPlus is the additional rural survey used when a household was left off earlier lists. Ask the Gram Panchayat or block how the current AwaasPlus round works. It is not a private “add name” website.

Common record gaps are pending ULB or block verification, geotag not uploaded, bank claim not forwarded, or a name mismatch on Aadhaar and the account. Walk the subsidy delay checklist before RTI.

Guidelines treat this as a first-pucca-house mission. Dual claims are a rejection risk. If a portal still shows both, ask the PIO for the exclusion note rather than filing a second form.
